Practical guidance for day-to-day living at Sovereign Quay.

Most of living well together comes down to simple neighbourly courtesy, and Sovereign Quay is lucky to have plenty of it. The practical details on this page are here to help, not to lay down the law.

Reporting an issue

If you spot a problem in the communal areas, such as a fault with the lifts, lighting, door entry, leaks or damage, please report it as soon as possible so it can be dealt with quickly.

Issues should be reported to our managing agent, Ringley Wales & West. Call their Cardiff office on 0330 174 7747 (Monday to Friday), email joe.bartlett@ringley.co.uk, or find all the options on Ringley's contact page. Our own contact page has the full details too.

Noise from outside the development, such as venues or events around the Bay, is handled by the council's environmental health team, Shared Regulatory Services; you can report it at srs.wales, and the more reports they receive, the more weight they carry.

Emergencies: for anything that is an immediate danger to people or property (fire, gas, major water leak), call the emergency services on 999 first where appropriate. For urgent building issues outside office hours, Ringley's out-of-hours emergency line is 0207 428 2056.
Fire safety: if the fire alarm sounds, leave the building immediately by the nearest stairs; do not use the lifts, and call 999 once you are safely outside. The assembly point is the Havannah Street car park. If you, or anyone in your home, would need help to evacuate, contact Ringley and a personal evacuation plan can be arranged confidentially.

Living at Sovereign Quay

Refuse & recycling

We use communal bins; Cardiff Council's guide for flats with communal bins explains what goes where. For large items the council runs a paid bulky item collection. Bins go out to the ramp store on Wednesday evening for Thursday collection. Bulky items can't be left in the bin stores or communal areas; removal costs are billed back to the resident responsible.

Parking

Each flat has an allocated space in the basement car park for a private motor vehicle (up to three tonnes) or motorbike; space numbers don't match flat numbers, so check which space is yours. Visitors can use one of the six permit spaces on the ramp outside the car park gates; each flat holds one visitor permit, and if yours has gone missing, leaseholders can get a replacement from Ringley (a fee applies) and tenants from their landlord. The lease doesn't allow parking elsewhere on the estate, and trailers, caravans and boats can't be kept here.

Moving in & out

Moving? Protective lift covers are available, so tell Ringley or the directors your date in advance and we'll arrange them. Please look after the communal areas during the move, don't leave entrance doors propped open unattended, and remember packaging counts as bulky waste, so it can't go in the bin stores. New here? Noise & consideration

Sound travels in an apartment building. The lease asks that music and instruments aren't audible outside your flat between 11pm and 9am, and more generally that nothing causes a nuisance to neighbours. A little thought goes a long way. Deliveries & post

Post is delivered to the letterboxes on the ground floor of each core, one for every flat in that core. Courier deliveries are each resident's own responsibility, so please arrange to receive parcels yourself rather than having them left in entrances or communal areas.

Communal areas

Please keep hallways, stairs, lifts and accessways completely clear. They're our escape routes as well as shared space, so nothing should be stored or left in them, even briefly.

Pets

Thinking of a pet? The lease asks for written consent before any dog, cat, bird or other animal lives here, so please ask the directors or Ringley first. It's mainly about making sure a pet won't trouble the neighbours, and consent can be withdrawn if one does.

Balconies & appearance

To keep the building looking its best, the lease doesn't allow washing, window boxes, satellite dishes or aerials to be hung or displayed outside.
